Having access to all the details and information is crucial, but in my experience, taking the time to look at and analyze every little detail is a huge waste of time in the grand scheme of things.  We need to be able to analyze a property quickly and make decisions based on the most important aspects of a deal.  The "Property Analyzer Tools" from your REIA (Real Estate Investors Association) was designed to help you do just that and allow you to go back and look at the details later to confirm your initial assumptions about a property and the deal as a whole.

The key to success is taking action.  I know you have heard that a hundred times from some very successful people, but I still see people not taking action because they don’t have the confidence or understanding of everything. The "Property Analyzer Tools" have helped many students overcome their fears of taking action because of how the whole process works.

Unless you know how to accurately estimate repair costs, you can’t make smart offers. And when you know how to do it FAST, you’ll save valuable time, make more offers, and get more deals. The accuracy of your equations, the profit in your deals, and the cost benefit of taking on a project all hinge on your ability to Estimate Repairs Quickly and Accurately.

The process is simple, once you understand how to break it down into what you need to look at and what you don't need to spend much time inspecting.

Mike will walk you step by step through his process of looking at an making an initial repair estimate on a potential deal, and show you how he does this in 15-20 minutes so you can quickly calculate your MAO (Maximum Allowable Offer) for cash deals.

The "Property Analyzer Tools" available through your REIA will make the repair estimate process quick and easy.  But we go way beyond that.  The "Property Analyzer Tools" will also help you Analyze properties that don't have a lot of equity and help you negotiate with the sellers to uncover their true motivation so that you can make multiple offers to the seller to give them a choice and the "Property Analyzer Tools" will do that for you as well.
