When a real estate investment property is sold for profit, a 1031 Exchange can be used to defer capital gains tax by purchasing another real estate investment property of equal or higher value within 180 days. The rules governing the 1031 Exchange are very specific and a company such as Investors Title is advised to manage the paperwork and process. A few tips on 1031 Exchange:
*1031 Exchange is used to defer taxes from the sale of a real estate investment property by purchasing another 'like' real estate investment property
*1031 Exchanges has strict rules and regulations with specific paperwork and date deadlines, which require attorneys, qualified intermediaries and1031 experts to be involved in the deal
*Replacement property should be of equal or greater value to the one being sold Replacement property must be identified within 45 days Replacement property must be purchased within 180 days *Any real estate investment can be used in a 1031 exchange - property being sold must be held for at least 24 months *1031 Exchange properties cannot be allocated for personal use properties *EAT - Exchange Accommodation Titleholder, can be used if a property is identified/purchased before the sale of an existing profit (advanced strategy - seek expert advise) Please consider reaching out to Victoria Templeton with Investors Title if you have a property sale pending - she is a wealth of knowledge and is happy to assist. #treiainc

Select the quantity you need, typically 1 or 2.***this must be done to view the price and member discount.*** 6) Once you select the quantity, it will show the discounted member price. 7) Click "Checkout" and finish the registration.

General Contractors are essential to your team and can literally MAKE you or BREAK you (and your bank!). #4—General Contractors Hiring a licensed General Contractor (GC) is one of the smartest decisions you can make on a house remodeling project. An experienced General Contractor is someone well-versed in construction, look at the project with a detail oriented eye, help determine the scope of the project, provide material requirements, estimate costs and mange the project to completion. Depending on the level of services, a GC may do the work themselves, provide a crew they employee or manage sub-contractors for the job. Remember to take great care of your general contractor—pay them promptly and be clear with the scope of work as well as your expectations with both money and project timeline. Attorneys help real estate investors navigate contracts, title searches, deed recordings and so much more. #3—Attorney Depending on the size of your operation, attorneys can be an in-house or outside role. You need good legal counsel to ensure your paperwork is accurate and filed correctly, manage title searches, review property boundaries (how would you know there may be questionable boundaries if not a surveyor), support eviction processes, and deflect potential lawsuits before they become issues. Legal counsel can review contracts you receive, create agreements, company documents and know your business if and when items arise to review in a timely manner. In our real estate investing world, an accountability partner or group helps establish goals, metrics and track success or evaluate updates to our investing road map. #2—Accountability partner or group Successful real estate investors have a peer—someone also looking to invest in real estate—to serve as an accountability partner. Find a person or real estate mastermind group to support you (and vice versa) and help you stay accountable to your real estate goals and strategy. Mastermind groups are another avenue for accountability. Measure, track and grow in your real estate investing journey!

We continuously hear real estate investing is NOT about emotions, its about the numbers. If you are a whiz at numbers, bookkeeping and accounting may be something you can manage. Most of us heavily rely on the experts! #1—An Accountant If you don’t know where you stand financially, it’s hard to figure out what you need to do to make money. You’ll need an accountant or a book keeper—preferably with real estate know-how—to properly enter financials related to each property, including selling, buying, remodeling expenses and lending. If finances are managed in real time, reports allow investors manage the financial health of all properties to manage accordingly .They’ll also be invaluable come tax time. An accountant or a book keeper is a master with the numbers and can help you focus on other revenue generating activities for your growing real estate business!

Agreeable Gray - been there, done that, still using it? Or have you moved back to tan, white or something different? Triangle Real Estate Investors who are members of TREIA, INC Facebook group shared they are using City Loft Gray, Wool Skein (if there are existing brown tones - cabinets, floors), Natural Linen (stop with the gray!) and First Star Gray. How about YOU - what are your preferences for colors? As a person who is easily overwhelmed with design choices and hues (what color did you say you see in that tan again?), I am a remodeling nightmare, but I like to flip houses and get it done! I rely on other experts who are passionate about design and willing to share their tips and tricks for what's in style today. I also appreciate the 2022 Colors of the Year as reference points for the warmth and 'cozy' I feel, but the copy writers win the award for these descriptions, which bring the outside in to transition spaces into foggy locations, gardens and beaches. What are your preferences for color in 2022? Evergreen Fog - Sherwin Williams - can you picture it with the pleasant description of 'soothing, subtle and a perfect to freshen up any space? October Mist - Benjamin Moore - are you envisioning the garden with these words 'evocative of the stem of a flower, this gently shaded sage anchors and uplifts.' Olive Sprig - PPG Paints - this site color description defines the color, ''midtone, neutral, lush green with an organic green undertone', with 'relaxed, but enticing green that emulates the feeling of soothing aloe vera or a fragrant plant – brightening any space with organic liveliness' listed as well. Breezeway - Behr - their site describes the color as 'a relaxed and uplifting sea glass green expressing peace and tranquility for forward movement.' The TREIA INC Facebook Group comments preferred the color Breezeway out of the 2022 options.
